1. Who operates this guide
This notice applies to JB Property Match and property enquiries handled by Jet through the contact shown below. References to “we”, “us” and “our” mean the operator of this guide.
This notice is provided to explain our current practices under Malaysia’s Personal Data Protection Act 2010 (Act 709). It should be read together with the property disclaimer.
2. Information handled by the website
Information kept in your browser
- Your preferred interface language is stored in your browser’s local storage so the site can remember English or Chinese.
- Budget, purpose, bedroom, keyword, shortlist and comparison selections are processed in the page for the current visit. They are not automatically submitted to us.
- A random session identifier and general visit-source category may be kept in session storage to prevent duplicate event records. They normally disappear when the browser session ends.
Technical information
When the site is publicly hosted, Hostinger and normal web infrastructure may process standard connection or security logs such as IP address, browser type, device information, requested page, date and time, and error information.
Anonymous website events
We may record limited first-party event data such as the action type, page path, general source category, referring host, device category, language, timestamp and an irreversible short session hash. A raw IP address may be used momentarily for rate limiting and is immediately converted to a one-way daily hash; the raw address is not written to our event log.
These event records do not include your exact Google search query, name, phone number, WhatsApp message, selected budget or values typed into a calculator.
WhatsApp enquiries
If you press an enquiry button, the guide prepares a message containing the selected project, shortlist or comparison. Nothing is sent until you continue through WhatsApp. When you send the message, we may receive your WhatsApp name, phone number, message, property preferences and any other information you choose to provide.
Map requests
The project maps load tiles from OpenStreetMap Foundation servers. Your browser therefore connects to that service and may disclose technical connection data such as IP address, browser information and the map tiles requested.
3. Why information is used
- To operate the property guide, maps, language preference and buyer tools.
- To understand anonymous search-origin visits and buyer-tool usage, prevent duplicate or automated notifications, and improve the guide.
- To respond to an enquiry you choose to send and provide relevant project, package, unit, viewing or financing information.
- To maintain reasonable enquiry and follow-up records, prevent misuse, troubleshoot the website and protect security.
- To comply with lawful requests and applicable legal obligations.
Providing information through WhatsApp is voluntary. If you do not send a message, you may still use the public guide, but we cannot provide personalised follow-up or confirm current units and packages.
4. Service providers and disclosure
Information may be processed by or disclosed to:
- Hostinger, for website hosting, delivery, security and server logs.
- OpenStreetMap Foundation, when map tiles are requested by your browser.
- WhatsApp / Meta, when you open or send a WhatsApp enquiry.
- Telegram, for selected anonymous action notifications and daily activity summaries sent privately to the operator.
- Property developers, appointed sales teams, bankers, lawyers or other service providers only where reasonably required to answer your requested enquiry or progress a transaction, and subject to an appropriate basis for disclosure.
- Authorities or professional advisers where disclosure is required or permitted by law.
These providers may process information outside Malaysia under their own terms and privacy practices. We do not sell your personal data.

5. Storage, retention and security
Your language preference remains in local storage until you change it, clear browser data or use browser settings that remove it. Session-storage event identifiers normally end with the browser session. Anonymous event logs are kept for no more than 90 days and then deleted. Enquiry messages and ordinary follow-up records are normally retained for up to 24 months after the last meaningful interaction, then deleted or anonymised where reasonably practicable, unless a longer period is needed for a transaction, dispute, fraud prevention, accounting or legal obligation.
We use reasonable organisational and technical safeguards and intend to publish the site over HTTPS. However, no internet transmission, messaging platform or electronic storage method can be guaranteed completely secure.
6. Your choices and rights
Subject to applicable law, you may ask whether we hold your personal data and request access, correction, withdrawal of consent, restriction of direct marketing, or deletion where retention is no longer required. We may need to verify your identity before acting on a request.
You can remove browser-held information by clearing this site’s storage in your browser. You may also complain to Malaysia’s Personal Data Protection Commissioner if you believe your data has been handled improperly.
7. Children and future features
This guide is intended for adults considering property matters and is not directed to children under 18. The current version may send selected anonymous event summaries to Telegram. It does not send information to OpenAI or a property database. If forms, AI, accounts or other data-processing features are activated later, this notice will be updated before those features are used.
