Formula direction
The calculator uses the standard reducing-balance loan-payment formula. It first applies your loan margin to the property price, converts the annual interest rate into a monthly rate, and spreads repayment across the selected number of months. The result is useful for early comparison, but a bank may use different rates, margins, tenure limits and insurance requirements.

Start with a realistic loan margin and tenure, then increase the interest rate to see whether the payment remains comfortable. Avoid using only the most optimistic scenario.
No. Add maintenance, sinking fund, insurance, assessment, quit rent, repairs, utilities and any rental-management cost separately.
